Job Description - Healthcare Focused Project Manager **Education And Experience** + Bachelor's degree from an accredited institution in Architecture, Engineering, or Construction Management strongly preferred. + 5+ years of practical experience in a project administration preferred. + Healthcare construction experience required, preferably in California with HCAI knowledge. + Experience in construction management preferred. + Strong working knowledge of pre-design and pre-construction, building systems/components and technology, contract management, project delivery methods, team building and client relationship building. **Duties and Responsibilities** + Act as an Owners Representative with direct client facing responsibilities. + Strong knowledge of contracts, drawings, estimates, and specifications to ensure relation and compliance to project requirements. + Manage the design process with the client and designers. + Responsible for onsite quality assurance of contractor work + Coordinate, direct, and monitor activities of the contractors, subcontractors, engineers, architects, and related performing entities. + Collaborate with IOR and HCAI field officials. + Manage project controls, cost, schedule, performance activities, and procedures required by the client. + Conduct project meetings and provide documentation, administration, and tracking of relevant information. + Ensure contractor, architect, and engineer, adhere to contractual requirements on areas of safety, performance, project staff, and equipment. + Provide management of project logistics, organization, safety, and work force utilization + Experience working in the occupied space of an active hospital and directly with its end users (Physicians, Staff and Facilities) is preferred. + Advanced knowledge and application of project development, design-phase management, construction estimating, cost, project controls/scheduling, documentation, engineering/construction principles, contracts and delivery methods are required. + Knowledge of design requirements, architecturally significant medical equipment, and industry practices specific to the Healthcare (HCAI) sector in California is required. + Proficient use of the Microsoft Suite of tools is required, and knowledge of scheduling database tools such as Primavera (P6) or Procore is preferred. + Ability to read and comprehend technical drawings and blueprints is required. + Strong collaboration, conflict resolution and team building skills are required and essential. + Ensure project closeout to obtain guarantees, warranties, and related provisions for final project delivery to the owner. + Perform other duties as required to ensure project success. **Knowledge, Skills, And Abilities** + Ability to regularly communicate with client and team to achieve project goals. + Strong working knowledge of architectural drawings and furniture and space planning concepts. + Flexibility with work hours and travel as needed. + Highly organized with strong analytical skills. + Strong interpersonal skills with an ability to interact with clients. + Ability to successfully communicate with architects, contractors, client's representatives, and team members. + Ability to manage all aspects of construction projects effectively and efficiently including, but not limited to Budgeting, Scheduling, Submittals, Change orders. + Demonstrated high level of performance in project budgeting, contract negotiations and scheduling. + Knowledge of Microsoft Office Suite (Word, Excel, PowerPoint, SharePoint and Outlook) applications and Project software.
